The Building Department is responsible for the enforcement of the various building codes and ordinances relating to the construction, alteration, repair, addition and demolition of buildings, houses, garages, sheds, fences and other structures in the city. This includes components such as electrical, plumbing, heating, cooling, fire protection, driveways, parking lots and private walks. The Property Maintenance Code is enforced by the Building Department. The Building Department also participates in the enforcement of the Zoning Code.
The Zoning Code governs various items such as permitted uses in zoning districts, setbacks of buildings and parking lots from property lines, percentages of parcels that can be covered by buildings and the number of parking spaces required for a building.
Permits are required for construction, alteration, repairs, additions or demolitions of all of the above-mentioned structures and components. It is necessary to submit a completed application with pertinent drawings and specifications to the Building Department for proposed work. This information is reviewed, and if determined to be in conformance with applicable codes, the submission is approved. Upon payment of all necessary fees by the applicant, a permit is then issued.
If a plan review is needed for a project, the review may take up to 30 days to complete before a permit is issued.
